Before you start looking for the property
Financial pre-approvals
At Network Conveyancing, we have a team of mortgage brokers ready to help you out. Whether you’re using our brokers or have your own, we make sure your finances are pre-approved before you begin your property search.
If you’ve already found your dream home without pre-approvals, don’t worry. We’ll collaborate with your finance team to ensure they have everything they need to work within the cooling-off period.
Making the offer
After you’ve discovered your dream home, the next move is to begin negotiations and present your offer to the agent. At this stage, it’s a good idea to reach out to Juleigh or our team to review the contract before signing, just to ease any stress.
Signing the Contract
Cooling off Period
If your offer is accepted, you’ll typically sign the contract and pay a 0.25% deposit to the agent. Then, contracts will be exchanged with the vendor, including a 5-day cooling-off period. We’ll help finalise unconditional loan approval and Pre-Purchase inspection reports during this time. If you choose not to proceed within these five days, you can withdraw but you will lose the 0.25% deposit. If you proceed, you’ll need to pay the remaining 9.75% of the 10% deposit at the end of the cooling-off period. It’s in the cooling-off period that we can ask for the 5% deposit, change the settlement date, or any other individual requests you have.

Auction or the agent is requesting a 66w certificate.
Alternatively, if you’re buying before an auction or there are other interested buyers, the agent might request an exchange with a 66w certificate. This means there’s no cooling-off period, and you’re exchanging unconditionally. In this case, we’ll discuss your finances and inspection reports with you. Juleigh will sign the 66w certificate for you to use. If you exchange this way, you’ll also need to pay the agreed deposit at the time of exchange.
Settlement process
This is where the magic happens behind the scenes. We perform a number of tasks for you, making the settlement seamless; some of these are:-
Getting all the requirements for your bank.
Assisting and chatting to your mortgage broker.
Checking the Government authorities to make sure there are no impediments to you.
Collect your identification and other government requirements.
Stamping duty processes and payments of Stamp duty on settlement.
Setting your budgets for settlement. This includes making sure that all the land tax, council, water and strata invoices are paid to a zero balance on settlement.
Informing you and your agents of all our progress.
Assisting in your final inspections with the agent to make sure the property is perfect for settlement.
Communication is the most important task in all of these, and we pride ourselves on how well we do it.
Finally, the settlement day arrives.
We use the PEXA platform for the most efficient and smooth settlement; it is here that we meet with your bank, the vendors and their banks.
We have the agents on standby for when settlement happens. They are ready to hand you your keys.
With a celebrative call to you after settlement, you are on your way to the agents to collect the keys and start the moving process.
